This new, immaculate vacation home is offered year round and offers you all the comforts and conveniences you will want in a most gorgeous Yellowstone River setting in a small neighborhood of homes in the Paradise Valley. The home offers beautiful wood and tile floors and brand new mission style furniture/furnishings to enjoy.
Yellowstone Lookout South offers three bedrooms all with outstanding views and private baths. The master bedrooms is downstairs, with a king size bed, satellite TV/DVD, private bathroom and secluded Yellowstone River patio with a new HOT TUB. Downstairs, you'll also find a bunk bed room which will sleep up to 5 people along with another bathroom and private river patio area. The main floor consists of one bedroom with a queen size bed and attached bathroom. You'll also find one portable mattress for use by an additional guest. Up to 8 people can be accommodated at Yellowstone Lookout South.
The complete kitchen, with dishwasher, range, microwave and all the cookware is open to the dining area and living room. Enjoy your meals at the dining room table or head on out to the deck and to enjoy your meal while savoring the river view. Additional chairs are available to seat up to 10 people.
Relaxing will come easy on the Yellowstone Riverside deck. There you can hear the mighty river sweeping by, notice the sudden flip of a trout's tail, watch a bald eagle perched in the Cottonwood trees across the river and see drift boats, kayaks, canoes and rafts float by. You'll find a comfortable patio set and gas BBQ grill along with a bench and hooks to hang your fishing waders. On the other lower level, you'll find a secluded Riverview patio accessible by the master and bunk bedrooms on the lower level. There you'll find another table and chairs to enjoy your morning coffee while enjoying an unobstructed view of the Yellowstone River.
In the vaulted living room, you'll find cozy and comfortable leather furniture, a television with satellite service DVD/VCR/CD am/fm home theater, and a gas fired woodstove -- everything you could need! Large windows offer spectacular views of the Yellowstone River, waterfowl, bald eagles and the surrounding mountains.
In your free time, you'll find a large selection of videos to enjoy, a large television with DVD/VCR/CD home theater system upstairs and smaller satellite TV/DVD unit on the lower level, as well as a variety of games and books. Or, take the short walk to the Yellowstone River down a path to enjoy the view of your private river frontage from your picnic table on the river's edge.
Many guests use Yellowstone Lookout South as a 'base' from which to explore the entire area--all of Yellowstone, Grand Teton Park, the incredible Beartooth Highway and the communities around Bozeman and Livingston Montana.
No smoking is allowed in the home. No pets are allowed on the property or in the home without prior written approval. There is a cordless private phone with answering machine, large television with satellite service and VCR/DVD/CD upstairs as well as a smaller tv/vcr unit on the lower level, and laundry facilities including washer/dryer, iron, ironing board and detergent at this home. You'll also find a fully equipped kitchen, high quality cotton kitchen, bath and bed linens, down comforters/down blankets on all beds, and staples like paper goods, dish and hand soaps.

Once you've decided on Yellowstone Lookout South, just let us know and we'll get you on the calendar. At that point, half of the total rental rate is due to secure your reservation. The balance, including tax and a security deposit, is typically due 30 days prior to your arrival.

Cancellations and Refunds:
We know that plans sometimes change. That's okay. Our standard policy is that we'll offer a full refund of your deposit, less a $200 fee, if you cancel more than 60 days prior to arrival. Within 60 days, we'll refund the deposit if we're able to re-book the dates you reserved.
Other Fees:
The MT accommodation tax is not charged on visits of 30 days or longer.

Fishing on the Yellowstone River is literally out the back door. Sit in the hot tub on the lower river deck and watch the River. Rent a drift boat, canoe, raft or kayak and plan your own adventures on the Yellowstone. Other nearby activities include outstanding hiking, biking and horseback riding in the nearby Absaroka Mountains, and Yellowstone Park – just 30 minutes away. Chico Hot Springs - a fabulous, natural fed hot springs is just a few miles away. There is also an excellent restaurant at the Hot Springs. Dailey Lake Recreation area is nearby, the town of Livingston is 20 minutes away with a great selection of restaurants, galleries and shopping. Just over the hill, you’ll find Bozeman. Located in the heart of the Rocky Mountains, Bozeman is truly a remarkable community. While retaining a small town feel, Bozeman prides itself on offering community activities and programs typically available only in larger, metropolitan areas. Combine the wide array of resources with an abundance of outdoor recreational opportunities and it's easy to understand why Bozeman ranks as one of the nation's most livable cities. There is so much to do!
Bring your binoculars and camera as you never know what you might see out the windows of Yellowstone Lookout. Depending on the season, you'll have the opportunity to see many mule deer, white tail deer and possibly other wildlife. In addition to the wildlife, there are numerous bird species in Paradise Valley and the Yellowstone River ecosystem including bald and American eagles, owls, hawks, falcons, wading birds, hummingbirds, and many songbirds, including the melodious western meadowlark.
As the seasons change so do the activities and experiences available to Yellowstone Lookout guests. In the Spring as plants are budding, migratory birds return, newly born animals appear, the first tiny wildflowers bloom, and the fish start biting. As Summer unfolds, you’ll watch many boats drift by on the River and, in fact, you might want to fish and float the wild Yellowstone River yourself. The nearby meadow and fields turn to green, the birds and animals are minding their young, rodeo season is under way, and horseback riding, hiking and mountain biking are always fun. With Fall approaching and the days getting shorter, the fall colors on the many cottonwoods and aspens are stunning, the nights are cooler and the warmth of the gas fired wood stove are welcomed. When winter sets in and snow falls on the nearby mountains, the Yellowstone River is fabulous to watch as ice chunks float by. Skiers can head for the slopes or the backcountry, snowmobilers make their way to the hills and the warmth of Yellowstone Lookout is there at the end of a fun filled winter day.
