A reservation is made when payment is received. Reservations are made on a first paid, first reserved basis. 2. Full payment to be paid 60 days before arrival. 3. Guests are responsible for all nights reserved regardless of late arrival or early departure. 4. All cancellations or changes made 31 days prior to a reservation will incur a $35.00 processing fee. 5. Cancellations made between 30 and 16 days in advance will include a 50% refund & the balance on a credit towards another date. 6. Fifteen days or less notice will result in a full credit towards another date. 7. Additional guests (or pets) are $25 extra per night 8. Guests are responsible for cleaning and storing all dishes, utensils and for removing all trash to the appropriate outside container.
