ENJOY OUR SPECTACULAR VIEWS from the southwestern facing 22 foot lanai in Sundial East Q205. New owners since April, our goal is to provide you with a quality vacation that is stress-free and entertaining. This 3 bedroom, 2 full-bath unit is spacious and newly redecorated with an abundance of afternoon light bringing the outdoors inside. It has a breath-taking view overlooking the pool out onto the beautiful waters of the Gulf of Mexico and southwestern sunset skies. Being one unit from the beach and first floor walk up (elevator also available), it has an easy beach access.

We are located in the exclusive Sundial East complex of privately-owned luxury condominiums, located directly along the Gulf of Mexico on Sanibel Island. The buildings surround three lush tropical courtyards, each anchored by a center pond and fountain, beachside swimming pool and dune walkover just a few steps from Sanibel's world-famous shelling beach.

Our vacation home is family friendly, furnished with fully equipped kitchen, washer & dryer, 4 TVs, DVD & VCR players, stereo, movies, games, books, a high chair, travel crib. We also provide sand toys and beach chairs conveniently located in the ground-level storage unit.

The condo has a King bed in the master bedroom, Queen bed in the guest, 2 Twin beds in the 3rd bedroom and a sleeper sofa in the living room. The spacious living room features tropical decor with 2 new colorful sofas and chair. A new 53 inch wall-mounted TV is provided for your entertainment. New rugs adorn the recently polished tile floors. We've added an oversized wall mirror that reflects the gulf and gives an even more roomy feel to the room.

The dining area has newly upholstered chairs and is open to the living room. A kitchen counter bar with 3 tropical stools separates the dining area from the corian-counter kitchen. The Hunter Douglas shades and 6-pane sliding glass doors open wide to reveal the new Tommy Bahama lanai furniture and the gulf view.

The master bedroom contains new Hunter Douglas shades and new carpet and tropical designer Croscill bedding, as well as art from local artists and beachy furniture. The roomy master bathroom has luxurious new granite counters and tile floors. One newly-carpeted guest bedroom was re-furnished with new queen bed, tropical bedding, dresser/mirror, a wall-mounted flat screen TV, and new plantation shutters. The second guest bedroom offers new colorful twin beds and designer Laura Ashley bedding, tile floor with new tropical rug, and new plantation shutters.

As a guest at Sundial East Q205 you have free access to 4 gulf-side heated swimming pools, BBQ grill, Cable TV, High Speed WIFI, local telephone and miles of pristine white sandy beach to explore.

Royal Shell Vacations manages our unit at Sundial East Q205, so check-ins are simple and help is always available for whatever your needs are. Your wish is their command. And of course, we are available as well to help you have the best vacation you can possibly have.

Check-in is on Saturday at 3PM. Check-out is on Saturday at 10AM, unless you are staying longer than a week. There is a one-time charge of $35 for booking fee, plus a Damage Waiver fee to protect you in case of accidental damage (2.5% of Base Rate, which is $45 for a $1895 Base Rate). Sales tax is 11%.

Complete Royal Shell terms and Conditions will be sent with confirmation and should be read carefully. Travel Insurance is optional and available without pre-existing conditions until last payment or 30 days prior to arrival, whichever comes first. Over the past 15 years our family has rented various 2 BR + den units at Sundial in Sanibel. This unit is one of the best units we have stayed at. Newly renovated, with many upgrades (including granite countertops, flat screen TVs, DVD players, DVDs, wireless access) the unit is beautifully appointed, well maintained and very clean. The owners have made available to
renters many helpful extras (including beach towels, beach chairs, beach umbrellas, beach pails/body surfing board etc) which most other unit owners do not provide.The owner was very easy to contact and very helpful with all of our questions and requests. We definitely plan to come back in the future and most definitely would recommend the unit to family and friends. Had great fun.... a wonderful stay and vacation!
