Our home has two separate units. The
Upstairs will sleep 12 to 13 people
and the Downstairs will sleep 8
people.

The upstairs unit renters have to walk on the asphalt of Seashore Lane past two houses to the south to access the beach. Although this house is not luxurious (older, with no window screens, broken, mostly non-functional blinds, cabinets and cupboards repainted and painted shut in some cases), we would have given it 4 stars out of 5 based on a great beach location the first night we arrived. Then we woke up and found out from the new downstairs renters of the duplex that they would not let us access the beach along the edge of the patio that is shown in the photos. Therefore, there is no direct ocean access for the upstairs renters of this duplex (unless you are lucky enough to have nice downstairs neighbors who don’t mind letting you walk on the edge of the patio of the house to get to the beach). Our rating for this unit is now 1 out of 5 as that information was not on the contract and not conveyed on any websites advertising the upstairs unit or verbally on the phone from the management company. It is very inconvenient to have to carry all the boogie boards, beach chairs and small children almost twice as far, and it’s unacceptable when paying a lot of money for a beachfront rental not to have beach access.
Also, the outside shower and hose shown in a photo on the side corner is only available to the downstairs unit. There is another faucet with no hose along the side, but it is low to the ground, so there is no way to thoroughly rinse off before entering the unit. (Update: We requested a hose a few hours ago, and the owner or management company delivered a short hose with a spray nozzle and a small plastic bucket for cleaning feet.) It is not right to show that photo in an ad for this unit without making it clear that the shower is only allowed to be used by renters of the lower level of the duplex and there is no outside shower for renters of the upper level. There are extra lounge chairs on the sand in front of the patio that are on the public beach (advertised as a “private beach†for that unit) but apparently they are only for the downstairs unit, unless you have nice neighbors who share the public beach instead of taking over since it’s next to their private patio. The downstairs unit neighbors have a truck that is too tall to fit in their half of the garage; they parked next to the garage door behind our car for several hours today, and we had to knock on their door and ask them to move so we could get our car out of the garage.
