sleeping up to 18 people (in 16 individual
beds and 2 designer sofa-day beds if
needed – no sharing beds needed!), All
bedrooms can be set up with 1 King or 2
Twin Size Beds, All rooms have compact
European Style design with modern touches
and all amenities you need. 5 Bathrooms,
Fully Equipped Kitchen, 4 Kitchenette-Bar,
Plasma TV with Cable TV in each room, 2
Balconies overlooking golf and lake, 2
Patios: one overlooking the golf and lake
seating up to 16 people, other one with
Hot Tub SPA and seating for up to 6
people. Our Golf Villa is highly upgraded
and in the best location with walking
distance to several restaurants, bar and
shopping. Villa does not belong to a
rental pool, instead it is rented directly
from us the owner/managers, and therefore
you are getting the absolute lowest rate
and upgraded interior from owners that
care. Home consists of 5 private en-suites
with private bathroom for more privacy,
all named after famous golfers living in
the area.

Enjoy a Private Dreammaker Jacuzzi Hot Tub
SPA on patio at the villa.

There is also a heated pool about 100
yards away at next door hotel that most
villa guests in the community use by
having lunch at the pool bar or
restaurant. Since the pool does not belong
to the private home owners and the hotel
have to be POLITICALLY CORRECT to their
high paying hotel guests so IF you were to
ask them if you can use their pool they
may say NO. But normally if you purchase
something in the bar or have lunch there
is no problem.

You can also walk to LA Fitness in
McCormick Ranch in about 10 minutes and
use the Health Club Facilities and pool
for only a $10 per day.

We had a group of 12 guys for a golfing weekend in beautiful Scottsdale, AZ. This house was amazing. Fit all of us very comfortably. The house has everything you could ask for and more. We spent most of our time outside by the pool, relaxing. We already started to plan our next golfing trip to Scottsdale. We would rent this house again in a heartbeat. Excellent and thanks again.

Deposit: Accidental Damage Waiver: An Accidental Damage Waiver (ADW) fee of $90 is added on to all rentals. ADW is a non-refundable fee whereby American Vacation Living assumes the liability associated with minor accidental damages to the leased premises or its contents during the Tenant’s occupancy. ADW is not insurance, nor should it be interpreted as such. This allows American Vacation Living to waive your responsibility for reported accidental damage up to a maximum aggregate amount of $2,000.00. The damage waiver becomes effective upon check-in and terminates at departure or 11:00 A.M. on the last day of the lease term (“check-out time”), whichever occurs first. Unreported damages, non-accidental damages, excluded damages or damages exceeding $2,000.00 dollars will be the sole responsibility of the Tenant. The non-refundable waiver does not in any way negate your responsibility as Tenant. The cost to repair damage attributable to the Tenant or Tenant’s invitees due to Acts of God, intentional acts, willful conduct, gross negligence, abuse of the property, violation of lease terms, or pets will not be paid under the ADW and remain the responsibility of the Tenant. Any damage must be reported to American Vacation Living prior to “check-out time." The ADW applies only to loss or damage to the leased premises or its contents. The applicability of ADW to damaged property, any determination of the extent of damage and any determination of the cost of repairs to damaged property shall be in the sole and absolute discretion of American Vacation Living.
Cancellations and Refunds: Terms & Conditions This is a Vacation Rental Agreement under the Arizona Vacation Rental Act (VRA). The rights and obligations of the parties to this agreement are defined by law and include unique provisions permitting the disbursement of rent prior to tenancy and expedited eviction of tenants. Your signature on this agreement, or payment of money or taking possession of the property after receipt of the agreement, is evidence of your acceptance of the agreement and your intent to use this property for a vacation rental. By paying your down payment of $500 ($800 for Special Holidays) you hereby agree to these following lease terms and conditions. The down payment has to be paid the same day as making your reservation or it will be cancelled without notice. Your reservation is confirmed with the payment of your down payment. You have the right to cancel your reservation up to 90 days prior to arrival without having to pay any additional funds. Within 45 days of arrival you allow us and we reserve the right to charge your card for the final balance due without further notice. Debit- or credit cards (see paragraph 7 on reverse) are accepted at this time. In accordance with the VRA, up to 50% of the rent may be disbursed to the Owner, the Agent or other appropriate party prior to your occupancy. The balance of rent, including down payment, taxes, fees and other charges are due 45 days prior to your check-in. No personal checks will be accepted at check-in or less than 45 days prior to check-in. In such event, Agent will attempt to re-rent the property for the rental period. Your rights to receive a refund of any rental payments will be governed by Paragraph 4 of this Lease. The remaining balance of rental payment including down payment, fees and other charges will be disbursed to Owner, Agent or other appropriate party at the beginning of your occupancy period, a material breach of this Agreement by Tenant, or as otherwise permitted by the VRA. Guest also authorizes Agent to disburse prior to Guest's occupancy any fees owed to third parties to pay for any goods, services or benefits procured by Agent for the benefit of Guests, including but not limited to any fees set forth herein payable to Agent for reservation, transfer or cancellation of Guest's tenancy. All rental payments shall be paid with a credit card. Tenant agrees that final rental payment will be charged to the credit card that was made at time of reservation. In the event credit card has not enough funds or cannot be processed, tenant must make arrangement for other form of credit card payment. In the event the unit is re-rented, by either tenant or Agent the rental payment will be refunded back to the card less the cancellation fee. The owner of the property has given the Agent the authority to enter into this agreement. This document sets forth the terms under which you will lease your vacation home through Agent. Agent conducts all activities in regard to this agreement without respect to the race, color, religion, sex, national origin, and handicap or familial status of the guest or any other party to this agreement. Cancellations: must be submitted in writing. For cancellations within 90 days prior to arrival all monies are forfeited and no refunds will be made. You are still responsible for paying final balance. If reservation is cancelled earlier than 90 days prior to arrival your monies will be refunded LESS the following: cancellation fee (same amount as down payment) and its taxes, credit card convenience fee and its taxes (if applicable) and trip insurance (if applicable). Any change in reservations such as changing weeks or changing homes will be subject to the cancellation policy. No assignment or subletting permitted.
